One Pierrepont Plaza climbs 20 stories high in the heart of Brooklyn’s MetroTech Center, a 16-acre, 14- building corporate campus. When plans were underway for restoring the building’s façade, the owner, Forest City Pierrepont Associates, desired assurance that its building wouldn’t leak and would not require further maintenance for at least a couple of decades.
The architect, The VSA Group, knew that restoring the window sash seal originally placed under the one-eighth inch metal sash trim was not going to be a simple task. There was no way to remove and replace the old seal with a wet seal without destroying the window unit, and there was no easy way to install a cap bead around the metal-to-glass joint since there was only a minimal one-eighth-inch transition from the metal sash trim to the glass. These very narrow profiles of the window frame at the glass line did not allow typical options. They also had to consider budget and time constraints. If exhaustive and laborious methods to repair the glazing had to be employed, excessive costs and delays would be incurred.
VSA began looking into creative ways to “cover” the aged and failed glazing since it was determined that the glazing could not be removed safely and without damaging the glass units. Searching for a cost-effective solution that would provide durability, longevity, high performance and beauty, VSA tapped into the resources of Tremco Commercial Sealants & Waterproofing’s design engineering team. Tremco presented a method of “gluing” a custom-designed silicone gasket to the face of the window with Spectrem® 1 Silicone Joint Sealant. This method provided an aesthetically pleasing, functional system, and it was much easier to execute on a swing stage.
Tremco worked closely with VSA in extracting the proper measurements and tolerances while sample testing and pull-testing was done, and Tremco was able to design and produce a system that worked flawlessly.
VSA recommended Coastal Restoration Group install this system throughout all of the building’s window units. Forest City Pierrepont Associates was able to obtain the warranty it was looking for, giving them the confidence they needed that the building will remain maintenance-free for a very long time.
