When The Shelton was converted from apartments to condominiums, it was in need of restoration. The architect and owner wanted a single-source supplier to provide the below-grade waterproofing, deck coatings and sealants. The restoration work encompassed a pool deck on the seventh floor, balconies up to the 23rd floor, and a stone wall system that needed re-caulking. A new deck coating had to be compatible with the existing urethane for the pool deck and the balconies. A waterproofing membrane was specified for below the paver system on the pool deck and the owner was concerned that the membrane would bleed onto the coating and stain it. A hot-applied membrane was not an option because Dallas mandates that kettles are not allowed above the third level of a building. The owner was also concerned that the sealant used to caulk the wall would stain the stone.
Progressive Roofing, the waterproofing contractor on the job, turned to Tremco Commercial Sealants & Waterproofing for answers to all of their challenges. Tremco was able to provide an effective solution for each of the restoration applications to provide the single-source that the owner and architect wanted. In addition, a Tremco representative was at the jobsite throughout the duration of the project to ensure that the products were being installed properly.
For compatibility with the existing urethane coating, the Vulkem® 350/351 Polyurethane Deck Coating was selected for the pool deck and balconies. Tremco DualFlex®, an embedded, elastic reinforcing flashing material for use with cold, liquid membranes and hot rubberized asphalts, was used to tie-in the deck coating, and the TREMproof® 250GC Cold Fluid-Applied Waterproofing Membrane below the paver system so no bleeding or staining would occur. Because they were able to use a cold, fluid-applied waterproofing membrane below the pavers, the use of a hot kettle was not required. Spectrem® 3 Silicone Sealant, formulated with Tremco’s patented Advanced Silicone Technology (AST) which virtually eliminates staining or dirt pickup, was used to recaulk the stone façade ensuring an aesthetically pleasing, clean appearance for years to come. Product compatibility, adhesion testing to existing materials and appropriate products and transition detailing were key to ensuring a problem-free job.
